We offer an amazing selection of modular and manufactured homes that are available in high wind loads of up to 140 miles an hour for coastal use.  While each county has their own requirements, we will work with you to discuss your local code requirements.

Our homes are made by Oak Creek Homes, built entirely in the factory in Texas.

Modular vs Manufactured Homes

MODULAR

  1. Frame is removable for transport
  2. 2’x10′ floor joists, 16′ OC or 12′ floor truss system 24′ OC
  3. Dbl 2x marriage line rim rail, single outer rim rail/23/32 T&G OSB floor decking. APA approved.
  4. Exterior, marriage, and interior walls have single 2x bottom plate and double 2x top plate
  5. Standard 3/12 40# Ground Snow Load
  6. Roof trusses are calculated (engineered) per roof pitch and ground snow load
  7. 7/16″ OSB sheathing for exterior is standard
  8. Standard insulation is R-40 ceiling, R-21 walls, and R-33 floor. Floor is insulated unless otherwise requested.
  9. House wrap is standard
  10. Nail on electrical boxes is standard
  11. Combo smoke/carbon monoxide detectors with battery backup
  12. Foundation designed by local engineer per site specific calculations
  13. All plumbing fixtures use roof vents with 1 1/12′ or 2′ P-traps
  14. Residential water heater with with expansion tank
  15. Double vertical 2’4′ window and door headers
  16. Drain system plumbed through floor
  17. Gas lines are not installed or shipped loose. Handled on site
  18. Pressure and temperature balanced faucets are required on tubs/showers
  19. Furnace and ducts installed unless requested.
  20. A modular home is build to local codes where the home is being built

MANUFACTURED (HUD)

  1. Frame remains on home.
  2. 2’x6′ or 2’x8′ floor joists
  3. Single 2x rim rail
  4. Exterior, marriage, and interior walls have single 1x bottom plate and single 2x top plate
  5. Standard 3/12 30# roof load
  6. Roof trusses are 3rd party listed and tested per roof pitch and load
  7. 7/16′ OSB subheating for exterior is optional
  8. Standard insulation is R-22 ceiling, R-11, or R-19 walls, and R-22 floor
  9. House wrap is optional
  10. Nail on electrical boxes are optional
  11. Smoke detectors standard with battery backup
  12. General foundations
  13. Sinks and tubs use anti-siphon vents with 1 1/2″ P-traps
  14. Standard HUD water heater
  15. Typical window and door headers are 2’x6′ lay flat headers
  16. Drain water system complete
  17. Gas lines are installed if gas appliance is ordered
  18. Pressure and temperature balanced faucets are not required on tubs/showers
  19. Furnace and all heat ducts installed with closed loop heat duct system
  20. HUD homes are produced with the same standards regardless of its final location.
